About this template

Clients compare brokers on fees they cannot see. Being the one who shows the number, and shows why a self-employed case costs more, is a quicker route to trust than another page about whole-of-market access.

Broker fees vary by case type and by how complicated the client is, which makes them awkward to publish and awkward to explain. This template prices both up front and captures protection interest at the same time.

Who it's for

Mortgage brokers, independent financial advisers and protection specialists handling residential, buy-to-let and specialist cases.

Your questions, answered

Last updated 5 August 2026
  • 01 How much does a mortgage broker charge?

Broker fees commonly run from around £349 for a remortgage to £599 for a second or holiday home, with first-time buyer and home mover cases in between. Complex circumstances usually carry an additional fee.

  • 02 Why do self-employed applications cost more?

They take more work. Self-employed, adverse credit and complex income cases need more documentation, more lender research and more back-and-forth, so most brokers apply an additional fee, typically £150 to £250.

  • 03 Can I capture protection interest at the same time?

Yes, and you should. This template includes tick-boxes for life and critical illness, buildings and contents, and income protection, so a mortgage enquiry doubles as a protection lead without an extra conversation.

  • 04 Does an instant fee estimate put clients off?

The opposite, usually. Fee transparency is a differentiator in broking, and someone who sees the number and still enquires is a far warmer lead than someone who has to ask.

  • 05 Is there a downloadable mortgage broker quote template?

Yes. As well as the free online version, you can buy the mortgage broker quote pack as a spreadsheet for £7. It opens in Excel, Google Sheets or Apple Numbers, with the pricing maths already built in and a branded quote you can export to PDF. Buy once and it's yours to keep.
